Max Swango is usually based in Dallas, Texas, but I was lucky enough to catch up with him as he passed through Melbourne.

Max is a founding partner and managing director with Invesco Global Real Estate, which manages around $80 billion across the US, Europe and Asia.

Max and I talk about the challenges facing the global property market then dive into particular opportunities such as the ‘retail apocalypse’, rising inflation and interest rates, as well as the key sectors Max is most excited about.

Over the past 12 months, the conversation around inflation and interest rates has been the key talking point for most asset allocators, and investors with established portfolios.

Which assets can I use to deflect the impact of rising rates? What about my yield?

Max addresses some of those points through the lens of property, walks us through the active versus passive debate, how he would research a property fund, the macroeconomic picture around the world, and more.

To start, I ask Max for the name of the investor he has learned the most from.
