Buyers agent Amy Lunardi answers your questions in the episode of the Australian Property Podcast, from whether townhouses are good investments to what to consider when buying a home with a heritage overlay.
Questions Kate & Amy discussed:
Are townhouses a good investment?
I would be interested in your thoughts regarding townhouses. Do you consider them a good asset, do you think of them in the same area as units due to strata or houses as they are generally larger?
What is the difference in the likely capital growth profiles of the different property types? I.e. house, townhouse, villa, unit, apartment. Everyone says that houses (own title) have the most capital appreciation, but buying a house is often out of reach these days. If I buy a town house or unit, will I get effectively no capital growth? If so, what does that mean for my ability to upgrade in the future?
Are pre-sale reno companies legit?
Hoping someone can provide some insights, feedback or even warnings on pre sale reno companies that help you flip a house or get it sale ready to maximise profit & simplify the process.
To landscape or not to landscape? → The mulch shoveler
How much of an impact does landscaping have on the value of a property? What should your budget be as a ratio of the property value?
Heritage overlays → Potentialinvestor
What do you need to consider when buying a home with heritage overlay?
